Best areas to buy property in Batumi

New Boulevard, Old Batumi, the first and second rows back from the sea, Gonio and Kvariati — what each area is actually like to own in, and who each one suits.

Where the demand actually concentrates

Agents working the city consistently report that demand concentrates in Batumi's city centre and the Old Town, and that the first and second rows back from the sea remain the most sought-after positions.

That phrase — first row, second row — is the vocabulary the market actually uses, and it matters more than the district name. First row means nothing between you and the sea. Second row means one building between you and the sea, which in practice often means a partial view, a much lower price, and a far smaller gap to the third row than to the first.

Before you pay a sea-view premium, go and stand in the actual apartment, or ask for a photograph taken from the actual window at the actual floor. A rendering's viewpoint is a choice made by the person selling it.

New Boulevard

The strip of newer towers along the extended seafront promenade, north of the old centre. This is where most of the branded, serviced, pool-and-spa buildings are, and where most foreign investment has gone.

Suits: short-let investors who want a building that does the work — reception, cleaning, management, a pool that fills the photographs.

Watch for: the density. You are competing for the same guests as several hundred near-identical apartments, sometimes in your own building. Differentiation comes from floor, view and finish, so paying for a genuinely better position is more defensible here than almost anywhere.

Old Batumi and the city centre

Low-rise nineteenth-century streets, Europe Square, cafés that are open in February. Stock is older, smaller and more varied, and genuinely renovated apartments are scarce.

Suits: owners who want character and year-round letting rather than pure summer yield, and buyers who intend to spend time in the apartment themselves.

Watch for: building condition behind a pretty façade — plumbing, wiring, roof and the state of the shared entrance. Ask what the neighbours pay in service charges and whether the building has ever collectively repaired anything.

Gonio and Kvariati

Twelve to eighteen kilometres south of the city toward the Turkish border. Pebble beaches, clearer water than central Batumi, mountains directly behind, and a genuinely quieter summer.

This is where several of the larger new beachfront schemes sit, including branded residences, and prices per square metre are typically below the central seafront for a better beach.

Suits: buyers who want beach and space rather than nightlife and footfall, and families.

Watch for: the season is shorter and the winter is emptier than central Batumi, and you are dependent on a car or a taxi for the city. Verify how a building actually fills in May and September, not just August.

A note on 'sea view'

Sea view is the single most inflated attribute in this market. A diagonal glimpse between two towers from the eighth floor is sold as a sea view and priced like one.

The premium is real and it is worth paying when the view is real, because it is also what protects your resale and your occupancy. It is worth nothing when it depends on an empty plot next door staying empty. Before you pay it, ask a question almost nobody asks: what is the planning status of the land between this building and the water?

Generally yes per square metre, for a better beach and a quieter setting, but with a shorter season and more dependence on transport. The trade is beach quality against footfall.

How much is the sea-view premium worth?

It varies widely by building and floor. The useful test is not the percentage but whether the view can be built out — an unobstructed view protected by what is already built is worth far more than one protected only by an empty plot.
