The roof is the amenity

The pool deck runs the length of the roof with the sea on one side and the ridge on the other, heated so it works outside July and August — which matters, because the difference between a summer-only building and a year-round one is most of your rental income.

Add the sauna, the co-working space, the fitness centre and the gardens at ground level, and what you are buying at Kvariati is a building people can live in through a Batumi winter, not just visit in a Batumi August.
