Trump Tower Tbilisi has been launched: what is actually known about the hippodrome project

The project was officially launched on 17 September 2026, Georgia Today reports. The tower is put at about 259 metres, with reports giving anywhere from 62 to 70 storeys, and is planned to hold residences, a hotel, shops, restaurants and offices. It is the flagship of a wider 'Downtown Tbilisi' master plan valued at USD 2 billion and covering around 600,000 square metres, on the former hippodrome site in Saburtalo beside the planned Tbilisi Central Park.

Georgia Today names Archi Group and Invia as the lead developers, with the US-based Sapir Organization as co-developer and Block Stone Capital, Finvest and Vector Group among the backers. The Trump Organization is the brand partner; at the launch Eric Trump said the company turns down most proposals and that he would return for the groundbreaking. An earlier OC Media report, from April 2026, noted that the land is owned by Bidzina Ivanishvili.

No prices, no unit numbers and no completion date have been published, and construction has not formally started. Critics quoted by Georgia Today worry about the loss of the area's open character, the sheer scale of building and the strain on one of the capital's last large green spaces. OC Media recalls that a Trump Tower announced for Batumi in 2012 never went ahead — Trump formally withdrew in 2017 — and quotes analysts who see the new project more as a signal than as evidence of market strength.

A famous brand does not change how off-plan purchases work in Georgia. Before paying anything, the usual checks apply: who holds title to the land and the building plot, whether the construction permit is in place, and whether your right to the unit can be registered in the Public Registry from the start. Until prices and a schedule are public, the project is best treated as an announcement to watch rather than a product to compare.
