A tower asking $7,000 a square metre in a city averaging $1,348

At a launch event in Tbilisi on 17 September 2026, attended by the prime minister, the Trump Organisation and its partners presented a 62-storey, roughly 280-metre tower as part of a mixed-use scheme of about 600,000 square metres across six towers, with a stated development value of around $2 billion. The named partners are the Georgian developer Archi and holding company Invia with New York's Sapir Organisation, architecture by Gensler, and financing described as coming from TBC Bank and Bank of Georgia. Earlier reporting in April, when the project was first disclosed, described a taller storey count, so the design as built may differ again.

Studios in the tower were quoted from about $290,000, which works out near $7,000 per square metre. The average sale price recorded across Tbilisi in July was about $1,348 per square metre. The scheme is therefore not competing with the city's stock; it is pricing a brand, a view and a service package that the wider market does not sell. Treating the two numbers as points on the same scale is the mistake to avoid.

A branded scheme announced with this much noise tends to lift asking prices nearby before anything is built, and asking prices are not sale prices. Owners near the site can reasonably watch for renewed interest from buyers who want the address without the price, and should still price against comparable completed sales. Buyers should read the payment schedule and delivery commitments closely: this is a very large project, announced but not yet standing, and the practical test will be whether construction progress matches the schedule presented.
