Trump Tower Tbilisi asks $7,000 a square metre. Tbilisi's dearest district trades at a quarter of that

Trump Tower Tbilisi asks $7,000 a square metre. Tbilisi's dearest district trades at a quarter of that

The 62-storey, 280-metre tower launched in Tbilisi on 15 September 2026 as part of a $2 billion, six-tower complex. Studios start at $290,000, or $7,000 per square metre. For scale: Mtatsminda, the most expensive district in the city on Geostat's figures, had a median of 6,738 lari per square metre in Q4 2025 — about $2,600 at the official rate on 14 October 2026.

What was actually announced

At an invitation-only launch in Tbilisi on 15 September 2026, attended by the prime minister, the project was presented as a 62-storey tower rising 280 metres — which would make it the tallest building in the country — inside a six-tower complex covering 600,000 square metres and described as a $2 billion development. The Georgian developer Archi is building it with the holding company Invia and the New York firm Sapir Organisation; Gensler is the architect, and TBC Bank and Bank of Georgia are named as financing it. Worth noting for anyone tracking the story: earlier coverage in April described a 70-storey building, so the published height has moved as the design has firmed up.

The price is the real news

Studios starting at $290,000, or $7,000 per square metre, is the number that matters to anyone already holding Tbilisi property. Set it against the published market: in the fourth quarter of 2025 the median for Mtatsminda — the dearest district in the city — was 6,738 lari per square metre, and Vake, the next most expensive, was 5,874. At the official rate on 14 October 2026 of 2.5989 lari to the dollar, Mtatsminda's median works out at roughly $2,600 per square metre. The tower is therefore asking something close to two and a half to three times the going rate in the best-regarded district in Tbilisi, for a product that does not exist yet.

What it does and does not tell you about the market

A branded tower pricing itself into a tier the city has not previously had is not evidence that the rest of the market is moving there. The published forecasts for 2026 are modest: TBC Capital has put average Tbilisi price growth at around 3.2% for the year, and Galt & Taggart has Batumi's primary market rising 4% to 6%. Those are the numbers an ordinary flat is living in. Branded residences worldwide sell on a premium attached to the name and the services, and that premium belongs to the project rather than to the postcode — it does not lift the building next door. If you own in Vake or Mtatsminda, the sensible reading is that a new competitor is entering at the top of the market, not that your own valuation has just been revalued upward.

Questions worth asking before a deposit

Off-plan at the top of a market concentrates the usual risks. The launch material did not publish a construction start date, a completion date or a handover schedule, so those are the first things to ask for in writing, along with what happens to your money if the dates move. Ask what the licence arrangement actually is — in projects of this type the brand is commonly licensed rather than the owner, which changes who is responsible if the operator changes. Ask what the annual service charge will be on a serviced tower, because at this price point that number is substantial and it runs for as long as you own. And be clear with yourself about the exit: the resale market for a $290,000 studio in Tbilisi is the thinnest part of a thin market, and it is a different question from whether the building gets built.
