The residence-permit threshold is still $150,000, eight months on

Since 1 March 2026 the minimum property value that supports a short-term residence permit in Georgia has been 150,000 US dollars, up from 100,000. The figure comes from amendments to the Law on the Legal Status of Aliens and Stateless Persons passed in June 2025, and it has not changed since it took effect. The value must be certified by an assessor accredited through Georgia's national accreditation body, and several properties can be combined to reach the threshold.

What the rule says now

A foreign national who owns Georgian real estate with a certified market value of at least 150,000 US dollars can apply for a short-term residence permit on that basis. The permit is issued for one year and is renewable. The legal route to permanent residence runs through six years of temporary permits, so the property is the entry point rather than the whole journey. Spouses and children can be included under the same investment, which did not change when the figure rose.

The valuation is where files fail

The threshold is a certified market value, not a purchase price and not a developer's price list. An assessor accredited through Georgia's unified national accreditation body has to establish it, which means a flat bought at 150,000 can be appraised below the line, and a flat bought earlier at less can appraise above it. Ownership also has to be formalised and the property actually delivered before an application is submitted, so an off-plan purchase does not support an application until the title exists.

Who the old figure still covers

Buyers who completed purchase and full payment before 1 March 2026 fall under the previous 100,000 dollar threshold, and existing permit holders who keep their ownership can renew on the old terms without a fresh appraisal. What is less clear in the published commentary is the position of a holder who lets a permit lapse after March 2026 and then reapplies, so anyone in that situation is better off asking a Georgian lawyer than reasoning from the transition wording alone. If you are buying now with a permit in mind, the 150,000 figure is the one to plan around.
