The residence permit by property now starts at $150,000
Since 1 March 2026 the minimum property value for Georgia's investment residence permit has been USD 150,000, up from the USD 100,000 that had stood since July 2019. The permit is a renewable one-year permit, the property must be non-agricultural and already registered in the buyer's name, and the value has to be certified by an assessor accredited through Georgia's national accreditation body. Several properties can be combined to reach the figure.
What changed, and when
The threshold moved from USD 100,000 to USD 150,000 on 1 March 2026, an increase of fifty per cent. The earlier figure had been in place since July 2019, and before that the bar was USD 35,000. Buyers who completed the purchase and full payment before 1 March were able to apply on the old figure, and existing permit holders can renew on the terms they were granted so long as they keep the property.
What counts as qualifying property
Non-agricultural property qualifies: apartments, houses and commercial units. Agricultural land does not. Ownership has to be registered before the application is filed, so an off-plan contract or a part-paid reservation will not carry an application on its own. More than one property can be added together to reach the threshold.
The valuation is the part people underestimate
What counts is not the price written in the contract but the market value certified by an accredited assessor. Accreditation runs through Georgia's Unified National Accreditation Body, so a valuation from an office outside that system can leave a file short even where the purchase price looks comfortably above the line. Where a purchase sits close to the threshold, the valuation is worth arranging before the money moves.
What the permit gives you
It is a one-year temporary residence permit, renewable, and spouses and children can be included under the same investment. It is not citizenship and it is not permanent residence; the route to permanent status runs through years of temporary permits. It also sits apart from tax residence, which is decided by days spent in the country or by the high-net-worth route, not by owning a flat.
