Tbilisi's 7.53% yield would rank sixth among eurozone cities

Global Property Guide put Tbilisi's gross rental yield at 7.53% in February 2026. Euronews, using the same publisher's data, ranked the eurozone's ten highest-yielding cities for 2026: Catania 9.17%, Palermo 8.25%, Cork 8.20%, Jyvaskyla 8.02%, Turin 7.68%, Riga 7.47%, Barcelona 7.40%, Naples 7.22%, Dublin 7.22% and Rome 7.12%. Slot Tbilisi in and it lands sixth, ahead of Riga and Barcelona and behind five cities in Italy, Ireland and Finland. That is a useful corrective in both directions.

The comparison, with its caveat stated first

Both sets of figures come from Global Property Guide, which makes them broadly comparable, but they are not a single table. The Euronews ranking is for eurozone cities in 2026 and was cross-checked against local listing portals. The Tbilisi figure is from the publisher's Georgia country page, dated February 2026. So reading Tbilisi into sixth place is an informed placement rather than an official ranking, and the margins at the top of this list are thin enough that a few months of rent movement could reorder it.

Why Tbilisi does not win on yield alone

Southern Italian cities top the list because purchase prices there are low relative to rents, not because rents are high. The same logic explains Tbilisi: the yield is a ratio, and a strong ratio can mean cheap stock as much as strong demand. If you are choosing between Tbilisi and Catania on the headline percentage alone, the percentage is telling you almost nothing about tenant quality, void periods, management cost, or how easily you could sell. Those differences are where the real gap between these markets sits.

The practical read for a buyer deciding between markets

If a high gross yield is the main reason you are looking at Georgia, the honest answer is that several eurozone cities currently offer the same or better on that one measure, inside the EU, in euros, with EU-wide tenancy law. Georgia's genuine advantages are elsewhere: a low and simple tax treatment of residential rent, straightforward purchase by foreigners, and entry costs in absolute terms that are a fraction of Dublin or Barcelona. Those are arguments worth making. A yield premium over Europe is not one, at least not on these numbers.
