Tbilisi rents by district: Vake asks $14.2 a square metre, Samgori $8.2

Georgia Today, reporting in August 2026 on Galt & Taggart data collected in April, puts the average asking rent for a 50–60 square metre flat in Tbilisi at $10.0 per square metre, 5.2% higher than a year earlier. Vake is the most expensive district at $14.2, followed by Mtatsminda at $12.7 and Saburtalo at $11.3. At the other end, Gldani and Didi Dighomi both sit at $8.6 and Samgori at $8.2.

Take a 55 square metre flat, the middle of the range the data covers. At Vake's rate that is roughly $780 a month; at Samgori's, roughly $450. Same size, same city, and the difference is an entire second rent in a cheaper district. For anyone weighing where to buy a flat to let, that spread is the whole decision: the purchase price gap between those districts is what determines whether the higher rent is actually worth paying for.

The same report notes that price growth has moderated compared with the unusual increases of 2022 and 2023, while rents have stayed relatively strong. A 5.2% annual rise is a normal market, not a boom — which matters if you are budgeting a buy-to-let on the assumption that rents will keep climbing at the pace landlords got used to a few years ago. They are climbing, but slowly.

These are asking rents, not signed contracts, so treat them as the ceiling of what a district will bear rather than what every flat achieves. Price your own listing against the district figure and the size band, not against the city average, and remember that anything advertised well above the local number will usually sit empty for weeks before it moves. In a market growing at 5%, a month of vacancy costs more than a modest discount.
