Tbilisi sold 4,409 flats in July — the market is growing on volume, not on price

July sales came to $395 million, up 24% on a year earlier. But the average price per square metre over the first seven months rose only about 4% — so what changed is how many people bought, not how much they paid.

What July actually showed

Drawing on TBC Capital's monthly review, SOVA News reported that apartment sales in Tbilisi reached about $395 million in July 2026, a 24% rise on July 2025. The number of flats changing hands was 4,409, up 22%. Across January to July, 26,772 properties were sold, a fifth more than in the same period last year, worth roughly $2.37 billion in total.

The price line is much quieter

Over those seven months the average price came to about $1,348 per square metre, roughly 4% higher than a year before. Set against a market whose transaction count is up by a fifth, that is a modest move. The report's own reading was that July's expansion came mainly from more flats being sold rather than from a jump in prices.

What that means if you are selling

A market that grows on volume rewards owners who are priced where buyers already are. Demand is clearly there, but it is not chasing asking prices upward at the same speed, so a flat listed well above comparable sales is likely to sit while others around it trade. The practical step before listing is to look at what similar flats in the same building and street actually closed at this year, not at what neighbours are asking.

And if you are buying

Seven months of rising transaction counts mean plenty of recent evidence to negotiate from. It also means competition for the better-priced stock, so decisions have to be made faster than in a slow market. Averages across a whole city are a starting point only: the figure blends new-build and old stock across every district, and the flat you are looking at may sit far from it in either direction.
