Tbilisi airport is being rebuilt for ten million passengers a year

TAV Georgia is spending $150 million on the terminal and the airfield between 2026 and 2028, which would take rated capacity from five million passengers to ten.
What the money actually buys
The programme covers the terminal and the airfield at the same time. Passenger boarding bridges double to ten, seven remote aircraft stands are added, nine more check-in desks and two more baggage belts go in, and passport control grows to twenty-four positions. Passenger areas are being renovated, with more shops, places to eat and business lounges, and more parking is going in next to the terminal.
Why an airport ceiling matters to property owners
Rated capacity is the hard ceiling on how many people can be flown in, and short-let demand in Tbilisi sits directly under it. An airport running near its design limit cannot absorb a new airline or a new season of charter traffic, however much marketing is done. Going from five million to ten million does not create demand on its own, but it removes the physical reason a route request gets turned down.
The timetable, and what sits behind it
Implementation is set out for 2026 to 2028. Alongside the construction money, TAV Georgia made a one-off $25 million payment to the Georgian Airports Association, and annual airport revenue is expected to roughly triple once the work is finished. Part of the package pays for airline marketing programmes intended to bring in new routes.
What to watch instead of the headline
Construction announcements are easy; filled seats are not. The useful signal over the next two years is route news — which carriers add Tbilisi, on what frequency, and whether the additions stick past one season. If the terminal grows and the route map does not, the extra capacity will sit idle, and anyone pricing a rental on the assumption of ten million arrivals will be early by years.
