Tbilisi sold 4,409 flats in July — the average price moved just 4%

Volume, not price, is doing the work in Tbilisi's market. For an owner weighing a sale against letting the flat out, that distinction decides almost everything.
What the July figures actually show
In July alone, 4,409 apartments changed hands in Tbilisi, around a fifth more than in the same month last year, and the month's turnover came to roughly $395 million. Across the first seven months of 2026 the city recorded about 26,772 residential transactions worth some $2.37 billion, a quarter more in value than the same stretch of 2025. The numbers come from a monthly market review by TBC Capital alongside state statistics, reported in early September.
Prices are following the volume, not leading it
The average sale price reported for July was about $1,348 per square metre, some 4% above a year earlier. Set against a 22% jump in units sold, that is a modest move. The review attributes the market's expansion mainly to the number of apartments sold rather than to any sharp price spike, with secondary-market deals doing most of the work.
Read it as an owner, not as a headline
A market that clears thousands of flats a month is a liquid one: an owner who prices sensibly can expect a buyer rather than a year on the portals. But an owner counting on the flat itself to earn its keep through price growth has less to lean on, because a single-digit annual rise in the average square-metre price is easily eaten by transaction costs and an empty month or two. The sell-or-let decision is therefore better framed around rent actually achievable now and the cost of holding, not around the hope of a price jump.

These figures describe July and were published in September, so they lag the market by weeks. Anyone about to list, buy or refinance should look at the latest monthly residential review rather than a summary of it: the publisher issues a new one each month, and the picture of unit volumes against average prices is the part worth reading closely.
