Two Swissôtels are coming to the Adjara coast — and branded supply changes what your flat competes against

A 130-room Swissôtel is due to open in central Batumi in early 2027, taking Accor's Georgian portfolio to thirteen hotels. Forty minutes up the coast, a $300 million Swissôtel resort at Kobuleti went to pre-sales in June.
The Batumi hotel
Georgia Today reported on 9 September 2026 that Swissôtel Batumi will open at 30 Rustaveli Street in early 2027 with 130 rooms, developed by MC Construction and operated by KMHC under an Accor franchise. The specification includes a rooftop bar and pool, an all-day dining restaurant, a spa with an indoor pool, a gym and about 1,500 square metres of conference space. Accor said the opening takes its Georgian portfolio to thirteen hotels across eight brands.
The Kobuleti resort
Earlier in the year, Forbes Georgia reported that the developers Archi and NEXT had announced a $300 million Swissôtel Kobuleti Beach Resort, presented and opened for pre-sales in early June 2026. The scheme is described as three buildings containing a hotel alongside residential and investment apartments, with pools, a fitness centre, a spa, conference facilities and restaurants, designed by Chapman Taylor's Madrid office.
What branded supply does to an ordinary flat
A branded hotel sets a service standard on the same street: staffed reception, cleaning, a spa, a restaurant. Guests who have stayed in one start comparing a private apartment against it, and the gap shows up in reviews long before it shows up in the nightly rate. Owners letting to visitors on that coast should expect the bar to rise on the basics — linen, check-in reliability, maintenance response — rather than on amenities they cannot match.
And the caution on branded apartments
Apartments sold inside a hotel scheme carry a premium over ordinary stock, and the case for it rests on management, service charges and whatever rental programme is offered. Those are contractual questions, not marketing ones: who operates the letting, what share the owner keeps, what the service charge covers and how it can be raised, and what happens if the operator leaves. Ask for the management agreement before the price list, and read the exit terms first.
