Rotana picks Gudauri for its first ski resort: what a 400-room five-star project signals

Snowsports News reported on 20 August 2026 that Georgian developer Pontus, the hotel operator Rotana and the Italian architecture studio NOA (Network of Architecture) had unveiled 'Caucasus Mandili' in Gudauri — the first ski resort Rotana has ever signed. It is planned as a five-star complex of roughly 400 rooms, with nearly half of the space given to facilities such as spa and wellness, pools, restaurants, equipment rental and family areas. The name refers to the mandili, the traditional Georgian headscarf, which also inspired the roof design.

The announcement gives no opening date and no investment figure, so this is a signed intention rather than a building under way. The same partners are also working on a Black Sea resort in Gonio, which is set to be Georgia's first Rotana hotel and will include a casino.

The partners describe the resort as a year-round destination rather than a winter-only one, and they are putting half the building into amenities to make that work. That is the core question for any mountain property: how much of the year it earns. A branded operator betting on summer and shoulder-season demand, if the project goes ahead, could help build that demand for the whole resort — but it would also be a new, well-marketed competitor for owners who let apartments to the same visitors.

A hotel announcement is not a reason on its own to buy or sell. The practical steps: watch for a construction start and an opening year before factoring the project into prices; if you let an apartment, look at what you offer outside the ski months; and if you are buying, ask for actual occupancy and income records for the specific unit rather than resort-wide claims.
