Registering a property sale: 150 lari in four days, 350 the same day

Georgia's National Agency of Public Registry publishes a fixed tariff for every registration service, so the cost of transferring a title is not negotiable and not a mystery. Registering the origin, change or termination of a property right costs 150 lari on a four-working-day term, 270 lari in one day, or 350 lari the same day. An extract from the registry costs 20 lari in a day, or 13 lari if you order it online.
The tariff that applies to a normal sale
The line that covers an ordinary purchase is the registration of the origin, change or termination of ownership rights. Its three speeds are 150 lari over four working days, 270 lari within one day, and 350 lari on the day the application is filed. The same three prices apply to registering obligations tied to an ownership right, to a mortgage on a right of superficies, and to a change in the designated purpose or category of agricultural land. Confirming signatures on a transaction submitted for registration is 7 lari, done immediately.
The cheap checks worth doing first
Before money moves, the documents that tell you what you are actually buying are among the cheapest items on the list. A registry extract is 20 lari in one day or 75 lari the same day, and 13 lari if ordered over the internet, rising to 52 lari for same-day online. A cadastral plan is 7 lari in a day or 26 lari the same day. A cadastral map is 13 lari per paper page or 7 lari per hectare electronically, on a four-day term. For a buyer, that means confirming the registered owner, the plot boundaries and any recorded encumbrance costs less than a restaurant bill and happens faster than a bank transfer.
The slow and expensive lines, and why they exist
Not everything on the tariff is a four-day job. Legalisation of property is 500 lari on a fourteen-day term. Initial registration under sporadic registration, and clarifying or changing cadastral data, is 300 lari and can run to a three-month term. Registering ownership by recognition over arbitrarily occupied land inside a systematic registration area is 600 lari over three months. If a seller's title sits in one of those categories rather than in the ordinary four-day line, the transaction has a timetable measured in months rather than days, which is worth knowing before a deposit is paid. Fees can be revised, so check the agency's own page for the figure on the day.
