Georgian developers are now staffing Arabic-speaking sales teams for the UAE and Saudi market

A three-day forum in Tbilisi put Gulf capital at the centre of the pitch. What that means for an existing owner is competition for the same buyer.

The Georgia International Real Estate Forum ran from 6 to 8 February 2026 in Tbilisi, organised by the Business Association of Georgia with the developers Archi, NEXT Property and Biograpi Living, and with government support. Archi presented Le Méridien Sioni Lake Resort and Spa, near Tbilisi National Park at 1,100 metres, under exclusive development rights around Sioni Lake, alongside Grand Avenue, which it described as Tbilisi's largest urban development. NEXT Property works with the Radisson and Wyndham hospitality brands and reported fifteen projects across Tbilisi, Batumi, Kenya, Spain and Dubai. Biograpi Living showed residential communities in Tbilisi. The common thread is branded, managed product aimed at an investor who will never live in the unit — which is a different competitive set from a family apartment and should be priced as one.
How an existing owner should read this
Organised, state-backed marketing to Gulf investors is good for the country's visibility and not automatically good for your resale price. If you own a one-bedroom investment unit in Batumi or Tbilisi, the new stock being pitched in Dubai and Riyadh competes directly with yours, and it comes with a developer's sales team, a hotel brand and a payment plan that you cannot match. The article reports no signed agreements from the forum, only continued dialogue, so this is a direction of travel rather than a committed pipeline. Watch what completes, not what is presented.
