Almost 60% of the volume was cargo just passing through. That is the number behind every pitch you hear about Georgia as a corridor economy — and behind the risk in it.

The figures

Georgian rail moved 3.9 million tonnes in the second quarter of 2026, a rise of about 20% on the same quarter a year earlier. Close to 60% of that was transit — freight crossing Georgia between other countries rather than being loaded or delivered here. Government reporting put Middle Corridor growth at more than 20% over the first five months of the year. Poti, on the Black Sea coast, is the western end of that chain.

Why a property investor should read it

Transit growth is the clearest argument for warehouse, logistics and coastal commercial property, and it is the argument behind the port and rail spending announced over the past year. It also feeds residential demand indirectly: corridors need staff, and staff need housing near the terminals rather than in the resort strip. If you are looking at commercial land west of Kutaisi or around the ports, this is the demand curve you are betting on.

What the number does not say

A quarter is a quarter. Corridor volumes have risen before and fallen back when a sanctions regime, a shipping route or a Caspian ferry schedule changed, and analysts writing about the route this year have pointed out that eastbound cargo lags westbound, which makes the flow less balanced than a single growth figure suggests. Transit also generates fees and jobs rather than the deeper industrial base that would carry property values through a downturn.

A sober way to use it

Treat corridor growth as a reason to look, not a reason to commit. If a project's case rests on transit, ask what happens to it in a year when volumes are flat, and whether the tenant would still be there. Quarterly rail statistics are published and independent research houses track the corridor, so this is one of the few investment stories in Georgia you can follow with numbers instead of brochures.
