Since 1 March 2026 a Georgian residence permit through property needs $150,000, judged on a certified valuation and on registered ownership. Here is what that actually means when you are choosing a unit.
Three things people still get wrong
It is the appraisal, not your contract. A $152,000 purchase that an accredited assessor values at $141,000 fails. Get the valuation before you sign.

The grandfather clause is worth knowing
If your property was registered before 1 March 2026, the old $100,000 threshold still applies to you, and existing permit holders can renew without a new appraisal as long as they keep owning it. What is not cleanly settled is what happens if such a permit is allowed to lapse — so renew on time rather than find out.
And the question nobody asks
Citizens of 94 countries — every Gulf state, Jordan, Turkey, the EU, the UK, the USA — can already stay in Georgia visa-free for a full year per entry. Be clear about what the permit buys you beyond that: a residence card, easier banking, a formal address, and years that count toward permanent residency. Those are real. Buying a $150,000 apartment purely to be legally present somewhere you can already be legally present is not.
