USD 150,000: where the property route to Georgian residency stands now

Since 1 March 2026 a foreign buyer needs property valued at USD 150,000 to apply for temporary residency — up from the USD 100,000 that had stood since 2019. Here is what the rule actually requires.

What changed, and when

The threshold for a property-based temporary residence permit rose from USD 100,000 to USD 150,000 with effect from 1 March 2026 — a 50% increase, and the first move in the figure since the USD 100,000 level was set in 2019. Buyers who completed and paid for a purchase before that date were assessed under the old number. Anyone applying now is assessed under the new one.

The number is a valuation, not a price tag

The figure is measured against certified market value, assessed by an evaluator accredited through Georgia's Unified National Accreditation Body — not against whatever appears on the sale contract. Several properties can be combined to reach the threshold, which matters if you own two smaller units rather than one large one. Ownership has to be registered before the residence application itself goes in.

What the permit does and does not come with

The permit is issued for one year and is renewable. A spouse and children can be covered by the same investment. There is no minimum-stay obligation and no language test attached to it. Holders who obtained residency under the old USD 100,000 rule can keep renewing without a fresh appraisal, as long as they still own the qualifying property — which is the single most important sentence in the whole change for anyone who bought before March.

The practical effect on a sale

Only non-agricultural property counts — apartments, houses, commercial units. The rule reshapes the bottom of the foreign-buyer market more than the top: a studio that comfortably cleared USD 100,000 may now sit below the line on its own, while anything already valued well above USD 150,000 is unaffected. If residency is part of why a buyer is at your table, the valuation report, not the asking price, is the document that settles it.
