Georgia against Europe on yield: where the 7% actually sits

Tbilisi and Batumi both average a little over 7% gross. Set beside European markets that is genuinely high — but the comparison only works if you read what the number excludes.

The Georgian numbers, as of August 2026

Global Property Guide's third-quarter collection puts the average gross rental yield in Tbilisi at 7.23% and in Batumi at 7.28%. The two cities land within a few basis points of each other on the average, but not by size: studios lead in both — 8.03% in Tbilisi, 8.35% in Batumi — while three-bedroom flats in Batumi come in at 6.00%. The gap between a studio and a family-sized flat is worth more than the gap between the two cities.

Where that sits on a European table

On the same publisher's September 2026 European table, Portugal averages 4.29%, Germany 3.35%, Spain 5.51%, Poland 5.85% and Italy 6.61%. The United Kingdom shows 7.35% and Moldova tops the list at 9.49%. Georgia's low sevens therefore sit at the upper end of the European range without being an outlier — close to the UK, comfortably above the western Mediterranean, and well short of the highest-yielding markets on the continent.

Gross means gross

The publisher is explicit that these figures are before taxes, repairs, ground rents, agency fees and everything else. That matters more in a comparison than within one market, because the deductions are not the same size everywhere: management and letting costs, the tax treatment of rental income, and how often a unit turns over all differ by country. A 7% gross in one place and a 6% gross in another can end up the same in the bank.

The comparison a buyer should actually run

Yield is only one leg. Georgia's headline attraction has never been yield alone — it is yield alongside low entry prices, a light tax regime for small operators and straightforward foreign ownership. Against Portugal or Spain the trade is a higher gross return for a shallower, more volatile resale market. Against Poland or Romania the gap narrows and the question becomes currency, tenant demand and how long you expect to hold.
