The threshold rose by half on 1 March 2026 and has stood there since. The part that trips buyers is not the number but how the number is proved.

What changed, and when

From 1 March 2026 the minimum property investment for a residence permit in Georgia is $150,000, up from the $100,000 that had applied since 2019. It remains a short-term, temporary permit, renewable year by year, and it covers the applicant's spouse and children under the same investment. A purchase completed before 1 March 2026 can still be assessed against the old $100,000 figure, and holders of existing permits can keep renewing on the old basis for as long as they keep the qualifying property.

The threshold is a valuation, not a contract price

The figure is proved by a market valuation from an assessor accredited by Georgia's national accreditation body, not by the sum written into the sale contract. In practice that means a flat bought at or slightly above the threshold can still fall short if the valuation lands under it, and a bargain purchase may be valued higher than the price paid. Several properties may be combined to reach the total, provided each is properly registered and valued.

Keeping the permit depends on keeping the value

This is a permit tied to an asset, so it can be withdrawn if the property is sold or if the combined value falls below the threshold. For a buyer that argues against sitting exactly on the line: a purchase with headroom above $150,000 leaves room for a softer valuation at renewal, while one assembled from small units at the minimum leaves none. It is also a reason to treat the permit as a consequence of a sound purchase rather than as the reason for making one.

Before you rely on any of this

There is a separate, larger investor route at $300,000 with a longer initial term, so the property permit is not the only door. Rules on residence are administrative and can be amended at short notice, as the March change showed, so the sensible order is to confirm the current threshold and documentation with the Public Service Development Agency or a licensed local lawyer first, and to commission the valuation before signing anything that depends on the permit being granted.
