Foreign investment fell in Q2 — but a quarter of it still went into property

Geostat's Q2 2026 figures show FDI down almost a quarter year on year, with China the single largest source. Real estate took the second-biggest slice of what did arrive.

The quarter in outline

Foreign direct investment into Georgia reached USD 468.8 million in the second quarter of 2026, reported in early September. That is a fall of 23.2% against the same quarter a year earlier. A single quarter of FDI is a noisy series everywhere — one large transaction lands or does not — so the direction is worth more attention than the precise percentage.

Three countries, most of the money

China was the largest single investor at USD 219.5 million, about 46.8% of the total. The United Kingdom followed with USD 123.5 million, roughly 26.3%, and the United Arab Emirates with USD 47.7 million, around 10.2%. Between them the three accounted for more than eight tenths of the quarter's inflow — a concentration that makes the headline figure sensitive to a small number of decisions.

Where it went

By sector, financial and insurance activity took USD 207.6 million, about 44.3%. Real estate came second at USD 119.9 million, roughly 25.6%, and manufacturing third at USD 59 million, around 12.6%. For anyone weighing a property purchase, the useful point is not that property led — it did not — but that a quarter of declining foreign investment still chose it, in a quarter when the overall number went backwards.

What to do with a single quarter

Very little on its own. FDI measures capital crossing a border, not local demand, and it says nothing about what a two-bedroom flat in Saburtalo will rent for next spring. It is useful as a check on a story rather than a basis for one: if you are being told that international money is pouring in at an accelerating rate, this quarter does not support that. If you are being told investors have left, a quarter of the inflow landing in property does not support that either.
