Foreign investment fell 23% in the second quarter — but a quarter of what came in went into property

Geostat put second-quarter FDI at $468.8 million, down 23.2% on a year earlier, with the fall driven mainly by lower reinvested earnings. Real estate took $119.9 million of it — 25.6% of the total.
The headline and what sits under it
Reporting Geostat's release, Georgia Today put foreign direct investment at $468.8 million in the second quarter of 2026, 23.2% below the same quarter of 2025. The statistics office attributed the fall mainly to a decrease in reinvested earnings rather than to investors withdrawing. Equity capital came to $210.5 million, just under half the total.
Where the money came from
Three countries accounted for 83.3% of the quarter's inflow: China at $219.5 million, the United Kingdom at $123.5 million and the United Arab Emirates at $47.7 million. A concentration that high is worth noting in both directions — it means a single large deal or its absence can move the national figure, so one weak quarter says less about sentiment than a full year does.
Property's share of the total
By sector, financial and insurance activity took the largest slice at $207.6 million, followed by real estate at $119.9 million and manufacturing at $59 million. Real estate at better than a quarter of all inbound investment is the part most directly relevant to owners here: it is foreign capital competing for the same buildings and land, and it shows up later as completed stock and as competition for tenants.
Reading it without over-reading it
Quarterly FDI is a volatile series and a single print rarely marks a turn. The useful habit is to watch the sector split over several quarters — whether property's share holds, and whether inflows arrive as new equity or as earnings kept in the country. Both tell you more about where building and buying will happen next than the headline total does.
