Yes, foreigners can buy property in Georgia — with one exception
2026-09-08 · Property

Freehold, in your own name, no visa and no residency required. The exception is agricultural land, and it catches people out in one specific way.
What you can buy
Apartments, houses, offices, shops and hotel units — freehold, the building and the land under it, indefinitely, in your own name. No visa, no residence permit, no local partner. A valid passport is enough to sign and register, and registration is often same-day.
The exception, and the trap inside it
Foreign citizens cannot acquire agricultural land. That matters more than it sounds, because a village house with a big garden may have its yard registered as agricultural even though the house is residential.
If land is attached to what you are buying, read the Public Registry extract and check the registered designation — not the agent's description of it. An apartment in a building has no such problem.

The taxes, briefly
Rental income 5% for individuals. Capital gains zero after two years of ownership. No inheritance tax. No separate purchase or transfer tax for the buyer — just a small registration fee. None of this is tax advice; your own position depends on where you are resident.
