Batumi yields have been falling for three years — and the supply is still arriving

The April 2026 forecast reports Batumi apartment yields falling from roughly 10% in 2023 to 7.4% in 2025, with a projected range of 3.4% to 5.1% ahead. It also notes that once running costs are deducted, net returns on apartments typically land around 3% to 4%, against hotel-sector returns quoted at 10% to 17%. Those are analyst estimates for the sector, not a guarantee for any individual unit.

Yield falls when prices rise faster than rents or when new supply splits the same demand. Batumi has both conditions: prices have kept climbing while up to 18,000 units are expected to complete in the city this year. Coastal demand is also concentrated in a short season, so an added unit competes hardest in exactly the weeks that make the year's income.

A gross yield quoted by a seller is not the number to decide on. Deduct management, utilities during vacancy, maintenance, platform commission and the weeks that do not let, and compare what remains with a deposit rate or a bond. If the case for the purchase depends on capital appreciation rather than income, that should be stated plainly rather than hidden inside an optimistic rental projection.
