A short-term rental data portal tracking Batumi, last updated on 30 July 2026, reports roughly 3,900 active listings over the trailing twelve months, an average daily rate of $58, occupancy of 33.3%, and average annual revenue per listing of $3,105. Those four figures belong together: the nightly rate is the one owners quote, the occupancy is the one that decides the outcome, and the revenue figure is what is left when both are applied across a full year rather than across August.

What that looks like against a purchase price

Take the two published figures side by side. Colliers data reported in July put the weighted average price in Batumi's new developments at $1,455 per square metre in June 2026. On that basis a 50-square-metre flat costs in the region of $72,750 before furniture, fees or finance. Gross revenue of $3,105 against that price is a little over 4% before platform commission, cleaning, utilities, management and tax. This is an illustration built from two separate sources, not a quote for any particular flat — but it shows why an owner should do the multiplication before accepting a yield figure from a sales deck.

Averages hide the season and the shortlist

A market average is not a prediction for one flat. Batumi's season is short and concentrated, so a coastal one-bedroom with a sea view, good photographs and a long review history can run far above the average while a similar flat two streets back and newly listed runs far below it. Listings that only operate in summer drag the annual average down; professionally managed units pull the top end up. The average is best used as a sanity check on an optimistic projection, not as a forecast for the unit you are considering.

The question worth asking before you buy to let

With roughly 3,900 active listings competing for a season, the differences between them are operational rather than structural: response times, photography, pricing that moves with demand, cleaning that never slips. An owner who cannot do that work, and does not want to pay someone 20% or more to do it, is usually better served by a long let at a lower headline rate and far fewer moving parts. The honest comparison is not nightly rate against monthly rent — it is twelve months of realistic short-let revenue, after costs, against twelve months of a signed lease.
