Batumi sold more flats and built more towers: the supply question behind the growth

A first-quarter market report shows sales and prices both up in Batumi. It also flags a large pipeline of projects under construction — which is the part that decides what your flat is worth in three years.

A strong quarter on the face of it

The report, published at the start of June, counts 4,049 apartments sold in Batumi in the first quarter of 2026 — growth of 15.8% year on year, with primary-market sales rising far faster on the developers' own survey numbers. Prices moved with it: about USD 1,893 per square metre on the primary market, up 8.7%, and USD 1,479 on the secondary, up 7.8%. On those figures alone Batumi looks like the strongest market in the country.

The pipeline is the caveat

The same report flags the volume of projects under construction and the inventory still unsold as a live risk to price sustainability. This is the structural feature of Batumi that a first-time buyer most often misses: the market can absorb a strong quarter of demand and still be looking at several years of new completions queueing behind it. Sales growth and supply growth are separate lines, and only one of them is under a developer's control.

Rents softened while prices rose

Average daily rates on short lets fell by around 7.3% in the quarter, even as sale prices climbed. Yield held near 7.1%, which tells you the two moved roughly in step rather than the rent collapsing. But the direction matters for an owner buying today on a projected nightly rate: the rate is the softer of the two numbers, and it is the one that has to be re-earned every season.

Who the buyers were

The report's breakdown puts Georgian buyers at 37% of the quarter's purchases, European buyers at 18%, buyers from Russia, Belarus and Ukraine together at 16%, Israel at 10%, Turkey at 4% and Arab countries at 3%. No single foreign market dominates, which is healthier than it sounds: a building that depends on one nationality inherits that country's currency, politics and travel rules along with its buyers.
