Batumi prices rose 9.8% while the nightly rent fell 4.2%

Galt & Taggart's Batumi residential report, published 14 August 2026, puts the June price of a turnkey new-build at $1,960 per square metre, up 9.8% on a year earlier, and a turnkey resale at $1,497, up 6.5%. Over the same year the average daily rent fell to $34.6 from $36.1, a drop of 4.2%. The report puts the gross rental yield at 7.1% and describes it as high against peer cities. For an owner, those two lines pull in opposite directions.

What the two numbers do to a yield

A yield is rent divided by price. When the numerator falls and the denominator rises in the same year, the yield narrows without anything dramatic happening to either side. That is the arithmetic behind Batumi in the year to June 2026: a square metre of new build cost almost a tenth more, and a night in a flat earned a little less. Galt & Taggart still measures the gross yield at 7.1% and calls it high by peer-city standards. Global Property Guide, working from asking rents and list prices on SS.ge and updated in August 2026, lands close by at an average 7.28% for Batumi. Two different methods, a similar answer — but both are gross, before management, furnishing, void weeks and tax.

Sell or let, read in that order

If the asking price for a comparable new-build has risen almost 10% in a year while the nightly rate has slipped, the case for selling strengthens relative to the case for letting, at least on these averages. The qualification matters: an average daily rate across a whole city flattens out the difference between a sea-view flat on the new boulevard and a block two streets inland, and it includes units that sat empty for weeks. Before treating the 4.2% fall as your own, it is worth checking what your own unit actually earned per occupied night, and how many nights it was occupied, against the same two months last year.

The supply line behind both numbers

The same report flags high unsold stock on the primary market and a large pipeline of projects still under way, which is the ordinary explanation for rents softening while prices climb: new keys keep reaching the short-let market faster than guests do, and the asking price is set by developers with a cost base rather than by last month's booking calendar. Anyone buying off-plan in Batumi for rental income should price that in and ask how many comparable units in the same building will be competing for the same weeks.
