Batumi new-build prices rose 22.6 per cent while secondary-market sales fell 26.4 per cent

Two halves of the same market going opposite ways. If you own a resale flat in Batumi, the headline price growth is not describing your unit.
The split inside one month
In June 2026, 1,468 apartments sold in Batumi, 8.2 per cent more than a year earlier, and the value of those transactions came to about 100 million dollars, up 28.2 per cent. The aggregate looks healthy. Split it and the two sides disagree: new-build sales rose 11.6 per cent while secondary-market sales fell 26.4 per cent. Value grew more than three times faster than volume, which tells you the increase came mostly from price and mix rather than from more flats changing hands.
Where the price growth actually is
The weighted average price of a Batumi new build reached 1,455 dollars per square metre in June 2026, 22.6 per cent higher year on year. Primary-market price growth came in at 30.4 per cent and secondary-market growth at 13.7 per cent. So resale stock is appreciating, but at under half the rate of new stock, and it is doing so while its transaction count shrinks. For anyone holding an older Batumi apartment, that combination — slower appreciation and a thinner buyer pool — is the practical fact, not the 22.6 per cent figure that will appear in marketing.
Foreign buyers are carrying the growth
On the Colliers figures, foreign buyers accounted for 47 per cent of June transactions, up from 39 per cent in June 2025, with Georgian buyers at 49 per cent. More striking is the attribution: foreign investors are credited with 87 per cent of the total increase in transactions. That is a market whose growth has one engine. It also means the demand side is exposed to things an owner cannot see in a price index — visa and flight routes, currency moves in the buyers' home markets, and how other coastal markets are priced that season.
The half-year and the year before it
Over January to June 2026, 7,838 apartments sold in Batumi, up 11.4 per cent, with turnover of 507 million dollars, up 29 per cent. For 2025 as a whole, 16,596 apartments sold, 14.9 per cent above 2024, and the market was worth more than 978.6 million dollars, up 32.6 per cent. The shape repeats at every time horizon: volume up by low double digits, value up by around 30 per cent. If you are pricing a sale, the figure to ask an agent for is the recent transacted price per square metre for your building's vintage and floor — not the market average, which the primary market is pulling upward.
