Nearly half of Batumi's flat buyers are now foreign — 47%, against 39% a year ago

June sales were up 8.2% by unit but 28.2% by money, and the average new-build price per square metre rose 22.6%. The mix of who is buying explains more than the headline volume does.
The June numbers
Figures attributed to Colliers Georgia and reported in July 2026 put Batumi's June apartment sales at 1,468 units, 8.2% more than June a year earlier. The money moved faster than the unit count: total transaction value came to roughly $100 million, up 28.2%. Across the first half of 2026 the city recorded 7,838 apartments sold, an 11.4% rise, on turnover of $507 million, up 29%.
Where the extra money came from
The weighted average price per square metre in Batumi's new developments reached $1,455 in June, 22.6% higher than a year earlier. That is the gap between the 8.2% rise in units and the 28.2% rise in value: buyers were not simply buying more, they were buying at higher prices, and in a market where new supply skews towards sea-view and serviced product, the mix of what is selling pushes the average up on its own. A weighted average across changing stock is not the same as a like-for-like price rise on one building.
The buyer mix is the real story
Foreign buyers accounted for 47% of purchases in June, up from 39% a year earlier. Batumi has always had a more international buyer base than Tbilisi — in an earlier Colliers breakdown reported in December 2025, Georgians made up about half of Batumi's buyers against roughly 90% in Tbilisi. A market where nearly half the demand comes from abroad behaves differently: it is more sensitive to currency, to flight connections and to conditions in a handful of source countries, and it can thin out quickly when any of those change.
If you are deciding whether to sell
Rising averages in new developments do not automatically lift an older resale flat, because the two are not the same product and a foreign buyer arriving with a shortlist is usually looking at new stock with a management option attached. The practical questions are narrower: what has actually sold in your building this year, at what price per square metre, and how long those listings sat. A market growing on volume and on foreign demand is a good market to sell into — but the price you get is set by your own block, not by the city average.
