What apartments in Batumi actually cost

Around $1,395–1,500 per square metre on average — and five things that move that number far more than the district name does.
The headline number
Colliers put the average residential price at about $1,500 per m² in Batumi and Tbilisi at the end of 2025; TBC Capital's Batumi figure is nearer $1,395. Agents in the city report 8–10% annual growth, and 2025 closed with a record 17,478 apartment transactions in Batumi, about 52% of them to foreign buyers.
What actually moves the price per metre
- First row against second row. The largest single step in the city.
- Finished or white frame. Comparing one to the other is how people convince themselves a building is cheap. Finishing runs $250–450 per m².
- Whether the balcony is counted in the quoted area. This alone moves the real rate 10–15%.
- Floor and view — and whether that view can be built out.
- Handover date. A 2029 delivery should cost materially less than a finished building.
