A Borjomi project pairs 100 hotel rooms with 430 branded residences

The scheme is a 100-room Wyndham Grand hotel together with 430 Wyndham Grand Residences, in Likani Forest in the Borjomi district — the same valley as the mineral springs, the national park and the Romanov palace. Aimbridge Hospitality EMEA signed a management agreement for it, its third managed property in Georgia, and the owners are given as NCD Investment and UPCO. Opening is set for 2028; no investment figure was published.

430 residences against 100 keys is a ratio that tells you how the project is financed: the saleable apartments pay for the hotel, and the hotel brand is what makes the apartments saleable. That model is common on the Black Sea coast and new to a mountain spa town. For a buyer, the questions are ordinary ones and they are all in the contract rather than the brochure — who controls the rental pool, what the management fee and the service charge come to, whether there are guaranteed-return promises and who stands behind them, and what happens to the brand licence if the operator leaves.

Borjomi's draw is year-round rather than eight weeks of beach: springs, forest and the national park, which the protected-areas agency reports as part of a system drawing close to 900,000 visits in the first eight months of 2026. A mountain spa address with a national park next to it is a different asset from a seafront tower, and it carries a different risk — the demand is thinner but less seasonal, and it depends on the road, the rail link and whether the town's own infrastructure keeps pace with 530 new units arriving at once.
