A Batumi short-let averaged 10,108 lari over the past year

Short-term rental tracker AirROI, in data covering October 2025 to September 2026 and updated on 1 October, puts the average Batumi listing at 10,108 lari of revenue for the year, up 10.3%, on 35.5% occupancy and an average booked night of 153 lari. That is about 26% below the Georgian average of 13,649 lari. The number of active Batumi listings rose 16% over the same period, to 3,813.
The season is the whole argument
Batumi has one high season, June to September, and the monthly series shows how steep it is. The dataset puts average August revenue per listing at 3,304 lari against 1,204 lari in January, roughly two and a half times as much. Occupancy follows the same curve, around 49% in August and about 32% in December. A projection built from a strong August will overstate the year badly; a projection built from January will understate it. Anyone pricing a purchase on nightly rates should be looking at the twelve-month total instead.
More listings, and what that does to the average
Supply grew 16% in a year, to 3,813 active listings, while average revenue per listing still rose 10.3%. Both can be true at once if total visitor spending grew faster than the stock of apartments. The risk sits in the direction of travel: new towers finishing on the Batumi coast add listings to the same four-month season, and each additional unit competes for the same August nights. Average occupancy of 35.5% means a typical flat is empty roughly two nights in three across the year.
What the figure does not include
The 10,108 lari is gross revenue per listing, before the platform's commission, cleaning and laundry, utilities, building service charges, furniture replacement, any management company and tax. It is also an average across the whole city: a sea-view flat in a newer tower and a studio several streets back are both in it. Treat it as a reality check on a seller's projection rather than as your own forecast, and ask for the actual twelve-month booking history of the specific unit before agreeing a price.
