A 300-million-dollar Swissôtel resort is going up at Kobuleti, not Batumi

Georgian developer Archi and international developer NEXT announced a joint project, Swissôtel Kobuleti Beach Resort, with a stated total investment of 300 million dollars. It is planned as three buildings combining a hotel, residential units and investment apartments, with architecture by Chapman Taylor's Madrid office and the Swissôtel brand, part of Accor. Pre-sales were set to open at the start of June 2026.

What is actually planned

Three buildings, on the beach at Kobuleti, mixing hotel rooms with apartments for owners and apartments bought to let. The published facility list is long: indoor and outdoor pools, conference space, a lobby lounge and bar, an Italian restaurant, a casino, a fitness centre of 2,500 square metres, a spa and children's areas, with sea views from every apartment. No room count and no opening date have been published. For a project of this stated size, those two missing numbers are the ones to ask about before anything else, because they determine both the construction timeline and how much competing short-let supply lands on the coast at once.

Why Kobuleti

Kobuleti is a few minutes up the coast from Batumi, with a long beach, a quieter strip and land that has not been built out at Batumi's density. Developers moving north along that coast are doing what developers do when a city's seafront fills: buying the next plot with the same sea and a lower land cost. For a buyer, that is both the opportunity and the risk. The opportunity is entering before the infrastructure arrives; the risk is that infrastructure, in a resort town, arrives on the developer's schedule rather than the city's.

"Investment apartments" is a category, not a promise

Projects of this shape sell three different things in one building: a hotel, homes, and units bought specifically to be let through the operator. The third is the one that needs reading carefully. The questions that decide the return are mechanical and answerable in writing — who sets the nightly rate, how revenue is pooled and split, what the management and service charges are, how many weeks the owner may occupy, and what happens if the brand leaves. A strong brand improves occupancy; it does not by itself determine what reaches the owner's account.

If you already own on this coast

A project of this stated scale takes years, and the effect on nearby owners arrives in two waves. The first is now, while it is marketed: a well-known brand attached to the strip raises the profile of the whole stretch and tends to help sellers. The second comes at completion, when a large block of professionally managed rooms enters the same booking market as your flat and competes on service rather than price alone. Owners letting independently in Kobuleti have the interval in between to decide whether they want to compete with that or to be positioned clearly away from it.
