A $300 million resort is starting at Kobuleti, not Batumi

Archi and NEXT, two Georgian developers, began construction of the Swissôtel Kobuleti Beach Resort with a capsule-laying ceremony reported on 4 June 2026. The stated investment is $300 million, for an international-standard hotel together with a multifunctional complex of accommodation and residential units, on the Black Sea coast a few minutes north of Batumi. Economy Minister Mariam Kvrivishvili, Prime Minister Irakli Kobakhidze and Adjara government chair Zurab Pataradze attended. No completion date was given.

Why the location is the news

Kobuleti has been the quieter stretch of the Adjara coast for years: long beach, low-rise, a season that empties in September, priced well below Batumi. A branded resort of this size changes what the surrounding land is for. The pattern elsewhere on this coast has been that a single large hotel arrives, the road and the utilities get attention because the hotel needs them, and the plots within walking distance are re-rated long before the hotel opens. An owner holding land or an older building in Kobuleti now has a dated, named reason for a buyer to look, which is more than most of that coast has had.

A capsule ceremony is not a finished building

No completion date was announced, and that absence is worth noting rather than filling in. Coastal projects on this scale in Georgia have run long before, and a figure announced at a groundbreaking is a budget, not a receipt. The sensible way to track this one is by the things that are independently visible: whether the site is actively worked through the winter, whether the access road and utility connections get done, and whether residential units go on sale and at what price. Those three answers will tell you more in a year than any further announcement will.

What a brand changes about the numbers

An international operator brings a booking system, corporate accounts and a shoulder season, which is exactly what the Georgian coast is short of: the problem at Kobuleti has never been July, it has been October. Branded stock also tends to run at a higher average rate and lower occupancy than independent stock, so a nearby owner should not read the arrival of a five-star resort as a promise that their own nightly rate rises with it. What it more reliably does is lengthen the season for everyone within reach of the same beach, and a longer season is worth more to a small operator than a higher rate in August.
